This home has a commercial style roof over it. The commercial roofing material is called the EP DM or rubber roof. This is a 45 mil EP EPDM roof With quite a few things that are needing to be repaired or replaced.

The long term repairs look like a minimum replacing all the drip edge and adding cover tape all the eaves of this roof.  Sealing The seams with a heavy polyurethane coating, and adding a rear gutter.

This roof will be an excellent candidate for a coding within the next five years. Roof coatings are fluid applied over the existing roof to Salem protect it for at least 10 and up to 15 years.

The edges of the Rubber Roof are in bad shape

    This is the edge of the rubber roof

    This is a picture of the edge of a rubber roof that has water that collects stands and leaks on it

    As the inspection video mentions there a number of reasons why the edges of this roof are in bad shape. Half of the edges of the roof or not covered tape, they are just more strips of membrane laid over the roof edges. The section in this picture shows the edges of the roof cupping and holding water. This is causing leaks in the front and the back of the roof at the edges.

    This is a picture of the eve of the roof where there is water stains

    These photos are from the front and the back of the roof, where ever there is a gutter or should be a gutter there’s probably some sort of a roof leak. You can see that there are several sections that are stained and there are several sections that are rotten because of the edges of the roof taking on water.

    The drip edge at the edge of the roof is also suggested to be replaced

     

    The drip edge at the eaves of the Ruth only or what we we are suggesting to replace.  The reason is because they are not lapped and not laid correctly for most of the edges.

    I have never seen this amount of caulking on a rubber roof.  There are places that this caulking could allow water in to leak.

    We use the Aldo coating in most places behind the cover tape to additionally re-enforce these areas.
