Bad gutters and improper installation of roofing components

    Old style spiked gutters damaged and pulling away from the facia

    These old style gutters with spikes showed signs of age and where. They leak from the joints and miters and appear to have had some impacts and are discolored

    Here, you can see that the gutters or damaged and aged. These are old-style gutter hung with spikes instead of hidden hangers and the gutter has begun to pull loose from the facia and fall away from the house. These gutters are recommended for replacement.

    No ridge vent and incorrect ridge cap material

    Cut up architectural shingles were used instead of ridge cap shingles on this house. There also is no ridge vent to let hot air is scape from the ridge

    No ridge vent and incorrect ridge cap material were discovered during the inspection. Ridge vent allows superheated air to escape from the attic while soffit vents allow cool air to be pulled in from underneath. The ridge on this house has been kept with cut-up architectural shingles.

    Improper chimney flashing

    This chimney has not been properly flashed. The installer has used shingles and turned them up under the side of the chimney and used tower to seal. This is an unacceptable method of installation of chimney flashing

    In this photo, you can see that the installer turned the shingles up the chimney and caulked them to the surface. This is not an acceptable method of flashing a chimney and likely to have many problems.
