Commercial Roof Inspection in Gatlinburg, TN.

 

This commercial roof has a lot of problems with roof leaks.  There is a membrane roof that is holding water because of roof leaks.  There are shingle portions of this roofing system with multiple layers of shingles and various locations that can cause the roof to leak.  Also, there is quite a bit of a trim of flashing metal that is either missing or worn out.

This roof proposal includes replacing the shingles, replacing the membrane roof, replacing the gutters, and replacing all of the missing trim metal.

    Epdm membrane completely failing

    This membrane has been installed incorrectly. As you can see, the membrane was not screwed down correctly with the termination bar.

    EPDM Membrane completely failed

    As you can see, the membrane has pulled back from the wall letting large amounts of water under the entire roof.

     Water trapped under the black EPDM.  This is a water ripple caused by stepping down in the water logged area. *

    Massive amounts of water build-up under the membrane. There are water areas up to 5 inches deep underneath the EPDM membrane. It is trapped between the membrane and the old roof. This can cause long-term mold problems, and rust of the metal roof and metal rafter supports, causing possible catastrophic roof failure. Among other issues as well.
