To address leaks during certain times of the year, it is required that we clean the roof off to find the area where the leak is.

We have reflashed the vents to prevent leaks and further damage in the apartments.  The flashing was in poor condition and failing.

We must repair the laps and seams that have come apart and are failing.  EPDM can be damaged by branches and debris that can cause holes.  See the pictures below of areas we have discovered and patched.
