Commercial Terms and Conditions

General

Job Staging: Job staging generally takes 1 to 2 days and includes material delivery, crane work, and dumpster planning for access. It may be necessary to block parking spaces/lots. Please be prepared to notify anyone who will be affected.

Safety Plan: We create a written safety plan, which will include such items as flagging the perimeter at the top of the roof and ground level, marking areas to be inaccessible, and identifying fragile or dangerous items on the roof. Litespeed Construction provides fire extinguishers, safety gear, and first aid kits on all our job sites. 

Tarping: Tarps will be placed at edges of the building as necessary to protect against falling debris.

Fastening: Our standard is to mechanically fasten TPO and ISO boards in the roof field. Glue is used on walls. Note: It is possible to glue down the membrane in the field but it can create a lingering smell inside the building. We don’t recommend it.

Project Manager: Litespeed Construction will supply a dedicated project manager.

Documentation: We document your project with photos, notes, and videos as necessary. You will be given access to this documentation.

Roof Access: Litespeed Construction will provide layouts as necessary for staging material, vehicles, and lift equipment. Inform us if there is access to elevators, roof hatches, permanent ladders, or onsite lift equipment.

Weather Delays: Commercial roofing is highly weather-dependent. Our goal is to leave the project watertight at the end of each day, although it is not always possible. Our team watches the weather closely and will take appropriate measures to protect your property. Weather delays may impact the project timeline, and we will communicate any changes accordingly.

Standard Terminations: Replacing wall cap metal is not included unless specified in the scope. Our standard is to terminate at or below the existing wall cap.

Manufacturer Parts: The membrane manufacturer is specified in the project scope. Accessories may vary in brand but will be compatible with the installed membrane.

Membrane Terminations: Termination of the roof membrane will be achieved via edge metal, termination bar (T-bar), or cover tape. Cut edges will be sealed.

Roof Ventilation: Adding or changing ventilation may complicate air flow design. Unless otherwise specified, roof ventilation will be kept exactly as it was. Redesigning roof ventilation may require consultation with other professionals, such as architects or engineers.

Thermal Imaging: Inspection of underlying insulation for moisture will be completed using thermal imaging and/or core samples. We typically charge for this service.

Deletions: We can delete old non-functioning drainage, ventilation, HVAC, or other penetrations. Requests for deletions need to be directed in writing via email or text message. Large items may require crane work.

Mold Remediation: If we encounter mold, we will remove & dispose of affected materials and bring it to your attention. We are not mold specialists.

Fixture Problems: We are not responsible for de-energizing HVAC, electrical, or plumbing fixtures on the roof. We can make referrals for qualified techs but do not supply them.

Roof Layover Projects (No Tearoff)

Layovers: Layover entails TPO laid over the existing membrane. New membrane is fastened to the existing roof using mechanical fasteners in the roof field and glued to the wall.

Layover Pros/Cons: Advantages of layover include lower cost and faster timeframe. The drawback is that layover adds extra weight to your roof.

Site Preparation: The site will be prepared by cleaning and preparing the membrane to receive the new membrane.

Standing Water: We are not responsible for standing water unless specified in the scope. Diamond crickets are commonly used and can be installed to redirect standing water. ISO boards can be added over old membranes. Thermal imaging scans are important to identify areas of concern under the membrane. 

Membrane Cuts: Old membrane is cut horizontally and diagonally to allow moisture transfer between layers.

Layover Permitting: Permits are rarely required for layovers.

Layover Warranties: Unless otherwise stated in contract, layovers have a 10-year materials warranty.

Roof Replacement Projects (Including Tearoff)

Old Materials: Existing membrane, unusable ISO board or insulation will be removed down to roof decking. New materials will be installed and made watertight.

Compatible Profiles: Commercial roof decking has many available profiles, and an exact match to existing materials cannot always be found. In the event of small holes, CDX or plywood can be mixed with steel decking as a compatible solution.

Falling Debris: It is possible for falling debris from a roofing project to damage drop-ceiling tiles. Small falling debris in the attic or void space is not our responsibility. Customers are advised to cover or protect valuable items stored in attic spaces.

Permitting: Permitting will be planned according to the needs of local, state, or IBC codes. Note that ISO depth can be a requirement. ISO R-25 insulation is standard for most permits.

Fall/Taper: The standard fall/taper for a commercial flat roof is 1/4 inch per foot.

ISO Depth: Substantial cost of commercial roof replacement is ISO insulation boards. Close consideration is paid to R-value and depth of ISO as it can greatly impact price. The agreed upon depth will be noted on this contract.

Payment & Contract Considerations

Payment Terms: Payments will be structured as follows:

  • 1/3 of the total cost due at the beginning of the project.
  • 1/3 due upon significant completion of work.
  • 1/3 due upon final completion of the project.

Final Inspection: A final inspection will be initiated by Litespeed Construction within three business days of project completion. The customer will provide approval upon satisfactory completion. Any concerns raised will be addressed using the scope of work and industry standards as guidelines.

Scope & Change Orders: Any modifications to the agreed scope of work must be documented in writing and may result in additional costs.

Limited Liability: Litespeed Construction will take all necessary precautions to protect the property; however, we are not responsible for indirect or incidental damages, including but not limited to loss of business due to delays. Litespeed Construction is not responsible for damages to pre-existing structural deficiencies, unforeseen conditions, or hidden moisture damage.

Dispute Resolution: Any disputes arising from this contract will be resolved through arbitration, with the exception of collections.

Warranty: We provide a 10-year workmanship warranty. The material warranty is supplied by the manufacturer. We will provide documentation to assist in any material warranty claims.
