When posts in membrane roofs are not well anchored, they can tear the roof.

Here is a video showing that the railing is not anchored correctly. It wiggles with very little pressure, and in high winds, it will move and cause leaks.

This is the base of the railing, which is attached to the roof. As you can see, there are places where water can leak in currently.

- 5Half Round Gutters May Fail
These half-round gutters are strapped underneath the shingles. Β They may fall off the building when we tear off the old roof.
There is a possibility that we may be able to salvage the old round downspouts to keep costs down.

This is an example of the GAF Timberline Dimensional Shingle. They have the best warranty in the business, and if you want to showcase your building, they are the way to go for this application. They are thicker and will hold up better than regular shingles. These are what we quoted in the bid.Β Β
