This home has old three tab shingles that are really starting to show their age. Some sections have roofing cement that was most likely used to stop a leak. This home also has 4 skylights.

This chimney most likely has leaks. One side has flashing that is starting to fall apart and the other side does not have any flashing at all. That side seems to have had the shingles bent up to divert the water away from the chimney.

The bigger chimney at the front of the house will also need new flashing. There are some shingles missing around it. The backside has a piece of metal that was slid up under the shingle to divert water. The caulking on the flashing is also falling apart.

This home will be needing new gutter guards. The guards that are there are not in the best condition and will not stop debris from getting into the gutters. There are also sections of guards missing. The drip edge that is on this roof also covers half of the gutters and may not be adequate for this home.

This backside of the roof has been replaced at some point but it is still not in the best condition. Some of the shingles are damaged and the vents on this side may need to be reconditioned.

The his roof will be needing a ridge vent. The ridge vent will allow the roof to breathe and extend the life of the roof.
